Fear & Showing in Real Estate
As a realtor who’s worked on top teams in both Silicon Valley and NYC my inbox has been flooded with the same question, “Where do we go from here?” My Buyer clients want to know if I expect opportunity to arise after local stay-in-place orders are lifted and my Seller clients want to know if they’re going to need to adjust their sale price expectations. The answers: Yes & Yes. At least for the near future!
If you’re thinking of buying a home, now’s the time to get your ducks in a row. Banks are offering historically low interest-rates, although some big banks are tightening their lending requirements. If you’re able to be flexible and nimble, now’s a great time to get your financial documents ready for a pre-approval process, research lenders, and, most importantly, partner with a realtor you trust (ahem, ahem)! Sellers are going to be more flexible on terms and price than we’ve seen in years. How long that’s going to last — no one knows!
If you’re thinking of selling a home, now’s the time to (safely, and always in accordance with your stay-in-place directives) do some small projects around the home which will help your home move when the market’s back up and running. One of my favorite projects…screwless outlet covers! Yup, this is a cheap upgrade to your electrical outlets which make a huge visual impact. And here’s the truth, when buyers see that you’ve put that much thought into something as small as your electrical outlets it sends the message that you really cared about your home — The home they’re considering buying!
